Many firsts have been delivered within the real estate market by ourprojects over the years. Completed in 2008, the skyscraper ‘Planet Godrej’ in Mumbai was the highest occupied structure in India. This also demonstrated our efforts to emphasize safety and well-being of customers as it was the first completion to provide fire escape chute for residents of the project. In all the major commercial office buildings in India’s prime business hub of Bandra Kurla Complex, Godrej BKC, one of the commercial projects by Godrej Properties is the only LEED (Leadership in Energy and Environmental Design) Platinum certified building which speaks to the environmentally sustainable approach of Godrej Properties.
It is also the project when a large multinational pharmaceutical company bought space in this project for INR 1,479 crore in 2015, breaking the record for the highest commercial end-user sales transaction in India till then. Our flagship project, The Trees, is perhaps one of the most sustainably designed and planned mixed-use projects in India which we hope will help in the growth of urban design practitioners in the country. This ‘urban’ project has been so successful that its worthy worth selling over INR 1200 crore worth of space to the public within 6 months of the project launch in 2015 categorizes it among the best residential project launches in the country’s history. With an approximate annual internal migration rate of 10 million people to urban areas, the urban construct is expected to be in a new paradigm shift in several decades. We agree that India goes ahead and takes the chance of making its cities high density but well-ordered. Our group has always led the crusade of sustainable development. CII-Godrej Green Building Centre, completed in 2004, was the first LEED Platinum certified building outside the USA which then became the highest rated LEED certified building in the world. Sometime in 2010 Godrej Properties took a pledge that every single project we prdevelopwill become an approved green structure.
Since then, many of our projects have been awarded LEED Platinum certifications, which are at the top in the world where sustainability awards are concerned. The large township project that we have, The Godrej Garden City, in Ahmedabad was picked as one of only 2 projects in India and 16 projects across the globe by The Clinton Foundation for the Master Plan for Climate Positive Development. In 2016, we reached 2nd place in Asia and 5th place in the world in the GRESB (Global Real Estate Sustainability Benchmarking) study, which is a led in the industry platform for benchmarking sustainability and governance. In 2010, Godrej Properties successfully executed an IPO of USD 100 million worth in which this real estate company became publicly traded. Godrej Properties also established a fund management joint venture in Godrej Fund Management which raised USD 275 million being the largest residential real estate focused fund raise of the year in the country. We do not just operate in national markets but rather, we are one of the few national developers in India who have established ourselves as major players in most of the relevant real estate markets in the country. In the financial year 2016, for the first time, Godrej Properties became the largest real estate developer sold by a listed company in India in terms of sale value with over INR 5,000 crore of real estate sold in the year in review.
That year, we also provided real estate facility of 0.56 million square meters or 6 million square feet across seven cities in India.
